Neighborhood in a neighborhood: Downing Green is the second of six neighborhoods being built in Mulberry Park, an 88-acre development with different types of homes on Ooltewah-Ringgold and Bill Reed roads. Ms. Fessler said she is the exclusive listing agent for all the neighborhoods. Collier Place is the first neighborhood, with condos selling from $260,000 to $285,000.
Maintenance fee: $100 per month for yards and for common areas, including a swimming pool/ cabana
Buyer incentive: James Pratt said he is offering a 4.875 percent loan through Regions Bank for existing homes or homes under construction in Downing Green. Loan amounts must be $200,000 to $417,000, and the loan must close before July 1. The loans are backed by Fannie Mae and Freddie Mac, Mr. Pratt said.
Traditional neighborhood design: Downing Green has wide sidewalks, neighborhood parks, green spaces and designs from the arts and crafts era, giving it a 1920s neighborhood appearance, Mr. Pratt said.
Home designs: Large front porches; 17 floor plans, including some from Reunion, another of Mr. Pratt’s developments.
Typical home sizes are 1,700 to 3,300 square feet.
Other features: Some houses have garages accessed by an alley; basement lots available; exteriors of cement fiber board siding, stone and brick; two-year builder’s warranty instead of the typical oneyear warranty, Mr. Pratt said.
