East Brainerd homes provide easy access to mall

DEVELOPMENT PROFILE

* Name: Davidson Place

* Location: Off Davidson Road in East Brainerd, near Gunbarrel Road and Hamilton Place mall

* Developer: A.L. James. The subdivision is open to other builders.

* Scope: Ten homes are under construction. Twenty-seven are planned. Three have been sold. The first residents should be ready to move in next month, the developer said.

* Price range: From about $170,000 to $210,000

* Home sizes: 1,400 to 2,000 square feet

* Listing agent: Pamela Tyler, The James Co. Real Estate Brokers and Development, 499-9999

DAVIDSON PLACE FEATURES

* Canadian designs: The homes are designed by Jenish House Design of Canada

* Selling points: The development is in an area with a rural feel but is minutes from Hamilton Place mall, Ms. Tyler said.

* Homeowners association fee: $250 per year

* Exterior amenities: Landscaping; sodded yards; mature trees; sidewalks; lighted mailboxes; dimensional roofs; low-maintenance exteriors that include brick and stone siding; underground utilities

* Other amenities: Energy-efficient windows and heating and air units; arched doorways; gas fireplaces; double-car garages with openers; homes are wired for security systems; covered porches

* Restrictions: No commercial vehicles, recreational vehicles and broken-down cars may be parked in the development, Ms. Tyler said.

* First-time buyers: Ms. Tyler said she can help first-time buyers learn more about the $8,000 tax credit incentive for buying a home. Mr. James said he will pay partial closing costs.
