Retail space, offices planned for Southside

• Location: 201 W. Main St. The property encompasses a large warehouse on the Southside that takes up most of the block between Williams and Cowart streets. The building has been used for multiple purposes, including document storage and several start-up companies such as the Hot Chocolatier and Townsend Atelier, which will remain during the construction.

• Status: A full renovation is scheduled to begin in September and should be complete in spring 2012, according to Jon Kinsey, whose firm is working to renovate the property along with owners Jim Cooper and Ty Cooper. Kinsey's firm, Kinsey Probasco Hays will occupy the newly refurbished office space upon the project's completion, Kinsey said.

• Price: The cost of the renovation lies between $7.5 million and $11 million, Kinsey said.

• Features: The three-quarter acre space includes 70,000 square feet of floor space, including 44,000 square feet of office space. The property includes an adjacent parking lot, and lies near the route for Chattanooga's electric shuttle. CARTA's public parking garage near the Chattanooga Choo Choo is within walking distance. According to documents filed with the Chattanooga-Hamilton County Regional Planning Agency, there is a possibility of a restaurant coming to the building after renovations are complete.

• Partners: Owners Jim Cooper and Ty Cooper are partnering with Kinsey, Ben Probasco and Ken Hays on the multimillion dollar project.
