Under Construction: Raptor's Roost rising on Signal Mountain

Name: Raptor's Roost

Location: Accessible from Roberts Mill Road on the north end of Signal Mountain, this idyllic wooded neighborhood is perched on one of the mountain's highest peaks. School-age children are served by Thrasher Elementary as well as Signal Mountain middle and high schools. The Hamilton County homes are served by septic tanks.

Status: Six lots are for sale, and one spec home is under construction one one of the original 19 lots.

Price: Sitting on lots ranging from one to five acres, these homes range from $299,000 to $550,000. Indoor square footage ranges from 2,600 square feet to 3,600 square feet.

Features: This kid-friendly neighborhood offers plenty of room to explore the wooded areas, embark on nature hikes or play in the creek. The mountain Craftsman style uses real ceder shakes and columns, side-loaded garages and masonry fronts and sides. The remainder of the exterior makes use of Hardie plank siding.

Amenities: A few steps away from an expansive view of the valley, the subdivision offers rural comfort and privacy within a 20-minute drive of downtown. Lit stone mailboxes and sodded and irrigated front yards add a sense of neighborhood cohesion. Inside, tile showers and backsplashed, bronze and stainless fixture finishes, granite counters and bathrooms and iron stair spindles lend an upscale feel.
