Project: The Shops at Northgate

Owner: CBL & Associates Properties

Location: Hixson Pike and Highway 153

Contractor: EMJ Corp.

Square feet: 75,000

Cost for project: $6 million

Scope: An old shopping center across the parking lot from Northgate Mall is getting a major face-lift. CBL is rebuilding the center from the ground up and adding two new stores, Ross Dress for Less and Michael's Arts and Crafts. The existing TJMaxx will also stay in the center. The new buildings will be more energy efficient, with white reflective roofs to reduce heat gain and air conditioning requirements. The rebuilt center will include a steel roof, concrete walls and a decorative brick veneer.

Timeline: Work on the shopping center is scheduled to be finished by October 2013. The company also is renovating the interior of the Northgate Mall, with plans to add new flooring, lighting and paint. That work will be done during the mall's off-hours and should be wrapped up by the holiday shopping season at the end of the year.

History: CBL bought Northgate Mall for $11.5 million about two years ago with plans to redevelop it and add retailers. The mall opened in 1972 and includes 60 retailers in 823,000 square feet.
