She manages the website www.LuxuryHomesInChattanooga.com, which allows buyers and sellers alike to view all listings priced at more than $500,000, the typical price point to label a property as "luxury," according to Frank.

Having previously lived in Boulder, Colo.; Naples, Fla.; and Houston, Texas, she said the Chattanooga luxury market is very reasonable. "The price point in those areas was two to three times the price here in Chattanooga," said Frank. In addition to price point, there are many other components that are important when considering a property in the "luxury" category.

"Location - such as brow view, lakefront and city view - features are key," she explained. Frank's luxury properties include waterfront homes as well as homes with unique attributes such as historical and new construction that is tailored for the buyer. Home finishes and design features are also among the top qualifiers for luxury properties, she added. "The home's finishes and property landscaping are two great areas to consider when sellers want to up their game and market their home as a luxury property," said Frank. "High-end kitchens as well as luxurious spa-feeling master suites can go a long way."
