Henry B. Glascock and John Dixon & Associates are offering buyers a rare chance to purchase a beautiful, protected piece of land just off Back Valley Road.

Approximately 285 acres of protected land near Soddy-Daisy await new owners.

Approximately 285 acres of protected land near Soddy-Daisy...

The "Gulf," as it's known by locals, is a spectacular tract of land consisting of approximately 285 acres surrounded by the new (Justin P. Wilson) Cumberland Trail State Park. This property is totally secluded and unthreatened by future development or encroachment by adjacent property owners. Several ravines surround more than two miles of undisturbed mountain streams that have remained untouched for more than 100 years, according to Glascock.

"In all my years of this business, I've honestly never seen a property this unique, this close to downtown Chattanooga," he noted. "It rivals that which you see in the Smokies."

The clear water flowing from two rivers drains a large and undeveloped watershed below the Cumberland Plateau, as read in the property description. Big Soddy Creek runs year round and empties into Chickamauga Lake less than one mile downstream. Access to the entire river frontage is by way of a well maintained gravel drive built on the original railroad bed which was in use at the turn of the century.

In spite of the remote, secluded setting, the "Gulf " is a mere 30 minutes from downtown Chattanooga by way of Corridor "J" and less than 10 minutes to a nearby Walmart. This large tract of land is one of the last remaining natural estates in all of Hamilton County.

The auction is set to be held on site of the property Saturday, July 19 at 11 a.m. Glascock said they expect everything to be auctioned within 45 minutes, and the event is an absolute auction, meaning everything will be sold, and a closing will be held within 30 days.

"We're hopeful for a single buyer, but we will consider multiple buyers as well," Glascock said.

Another unique feature about this auction is that the sellers desire for the land to be preserved in its natural state and would love to see it sold to a like-minded buyer. With all river, multiple waterfalls and swimming holes and natural wildlife, the area is a dream site for any outdoorsman looking for a new place to call home or even an ideal place to build cabins for an outdoor resort.

Buyers will need to bring a personal check for their earnest money to total 20 percent of the purchase price. Two open houses will be held before the auction, and interested buyers can call Glascock to set up inspection prior to event as well.
