Shady Oaks takes shape in East Brainerd

* Name: Shady Oaks

* Location: Just off Igou Gap Road, minutes east of Gunbarrel Road and I-75 and just south of Hamilton Place mall. The subdivision is served by the East Brainerd and Ooltewah schools and is on city utilities and sewer.

* Status: The neighborhood will contain 28 units when complete, of which roughly 75 percent are built. Two homes are available and three more are under construction.

* Price: Home prices range from $210,000 to $250,000 for 1,250 to 2,000 square feet, and most feature three bedrooms and two and a half baths with a three-car garage.

* Features: The main feature of the neighborhood is its convenience to some of the best that Chattanooga has to offer. Only a short hop from nearly anywhere in town, the neighborhood still retains a suburban feel with Craftsman and traditional homes wrapped in rock, brick and Hardie siding. Granite, crown molding and cathedral-style ceilings are used throughout, and hardwood floors, carpeted bedroom and full-tile showers come standard. Homes use spray insulation, which offers better soundproofing and climate retention than traditional insulation, builders say.

* Amenities: There are no association fees in the neighborhood, but lighted brick and rock mailboxes (to match the style of the house) are provided, along with double sidewalks. Irrigation systems are available as an upgrade and floor plans are flexible.

* Developers/builders: University of Tennessee at Chattanooga graduate Josh Cain, who was an All-American in the university's football program and went on to play with the Chicago Bears, has returned to his Chattanooga roots to pursue development with his brother Jordan Cain.
