Apartment complex proposed in Hixson

Chattanooga planners are being asked to rezone nearly 20 acres just off Highway 153 in Hixson for a 308-unit apartment complex.

Asa Engineering has submitted a zoning application on behalf of an unnamed developer to change the single-family zone along Oyler Lane and part of Moody Sawyer Road to accommodate an apartment complex about 800 feet from Highway 153. A portion of the site is already zoned for multi-family units, but the developer wants to expand more of the area to an R-3 residential zone to allow for more apartments.

The Regional Planning Agency staff is recommending that the Chattanooga-Hamilton County Regional Planning Commision defer any decision on the rezoning request at its Monday meeting to give the developer time to submit detailed grading plans and traffic reports. Allen Jones of Asa Engineering said Tuesday the developer is willing to defer its request Monday until the requested data can be compiled and presented to planners.

The Hixson-North River Community Plan adopted by the city in 2005 recommends only low-density housing in the area, but commercial development along Highway 153 has changed the dynamics of the area over the past decade.
