Under Construction: City Homes coming to Market Street

* Description: Two single-family homes are being built on a vacant lot between the eight-unit condominium complex in the Sole Building and the Hot Chocolatier shop on Market Street. Each home will have 2,800 square feet on three levels with garage parking off Williams Street and a rooftop penthouse on single-family houses. The ground floor of each unit will be built as a live or work space and could house a studio, commercial shop or residence. The upper two floors and rooftop porch will be accessible by stairs or elevator. "These are going to have million-dollar, modern finishes with space suitable for retirees or families with children," said developer Eric Cummings. "The Southside is booming, and with all that is going on in this area, we think there will be a strong demand for these homes."

* Background: Cummings bought the Market Street parcel in 2004 and developed the adjacent condos in the Sole Building eight years ago. The site once housed a plumbing supply business that burned in the 1970s. Nothing ever filled the void. "It's taken this long for this type of quality development to make economic sense for this site. This block has been like a mouth with a missing tooth," Cummings said. "But I think the time is right for this type of development." Last year, two homes sold on Williams Street just a block away for more than $2 million each.

* Price: $985,000 for each home.

* Schedule: Construction is scheduled to be complete by spring of 2016.
