Chattanooga builder breaks ground on Phase II of Southside neighborhood

Chattanooga builder GreenTech Homes has broken ground on the second phase of the company's Madison Park luxury townhome development in the Southside.

The new phase will add 16 townhomes, featuring three-story construction and private patios facing Lookout Mountain. End units in Phase II will feature loft-level master bedrooms.

The new townhomes will start at $249,700.

Phase I of the Madison Park development started last September and features 25 single-family homes, which are nearly sold out.

GreenTech touts its environmentally-friendly and craft-level construction practices.

Partner Paul Teruya said officials "pride ourselves on our floor plans."

"It started with our first homes, where we agonized over every inch of space and how to make them better," he said.

Phase II of Madison Park will feature four different townhome floor plans.

"We started with all the things we knew people love about living on the Southside," said Teruya, "and drafted these plans over the last several months until we were happy."

Upon its completion, the Madison Park development will feature a dog park and native trees.

GreenTech has developed other neighborhoods in Chattanooga, notably in the North Shore and St. Elmo neighborhoods.

GreenTech has been behind controversial developments, as well, including an aggressively-opposed upper-scale single-family home development on top of Hawkins Ridge between St. Elmo and Alton Park.

Earlier this year, GreenTech was part of a group which designated 52 acres atop Hawkins Ridge for conservation, however, hoping to ultimately put the land in the public's hands and appease opponents of a housing development, namely from St. Elmo residents. Part of the compromise enabled GreenTech to build a $350,000 single-family home on a portion of the property in St. Elmo.

Madison Park, meanwhile, is near the Jefferson Heights neighborhood. GreenTech officials said Wednesday there are future announcements about other developments in the North Shore coming soon.
