New Chattanooga riverfront office building filling up

901 Building on Riverfront Parkway lands second major medical tenant

A new downtown Chattanooga office building has landed its second major medical tenant and the developer has leased about two-thirds of the space so far.

"The first and third [floors] are filled up," said Robby Robinson, project manager for Noon Development, which raised the 33,000-square-foot 901 Building on Riverfront Parkway adjacent to Cameron Harbor.

Chattanooga Ear Nose and Throat Associates PC, a otolaryngology practice, has moved into the top floor of the three-level building at the end of M.L. King Boulevard.

Dr. Jack Greer, the group's president, said it's leasing about 10,000 square feet at the 901 Building. The space is holding he and two other physicians, Dr. David Armstrong and Dr. Peter Sabatini, along with a staff of about 20.

Greer said the practice had operated for nearly 20 years at its former location, and it was time to renovate or move.

"It's an up and coming area," he said about the new site.

The physician said he likes the 901 Building access to U.S. Highway 27 and Amnicola Highway for patients. Also, the building is new space with parking, Greer said.

"It makes it easier to take care of the patient," he said. In addition, the practice is looking at expanding and the new office includes space to do so, Greer said.

This summer, the Plastic Surgery Group & Hayes Hand Center took more than 10,000 square feet, or the office building's entire first floor.

"It's an opportunity for us to design our space to what fits our practice," said Dr. Jason Rehm of that group at the time.

Noon Development specializes real estate initiatives including acquisitions and development of commercial offices and retail, medical and residential projects.

Among its projects are The Atrium off Gunbarrel Road, the Fleetwood Building on East 11th Street and the Lifestyle Center on Market Street.

The 901 Building was raised on a site that for many years held part of the former Newton Chevrolet dealership. Much of the dealership property was earlier purchased by Nashville-based Evergreen Real Estate group, which is co-developing Cameron Harbor, and Lamp Post Properties.

Aaron White, a principal at Evergreen, has put the potential development price tag on Cameron Harbor at upwards of $200 million.

The 901 Building also sits near where West M.L. King Boulevard will be extended to the riverfront, offering a direct link between the key downtown Chattanooga artery and the Tennessee River.

Chattanooga Mayor Andy Berke has said that extending the road from Riverfront Parkway to the Blue Goose Hollow trailhead at the Riverwalk is an integral part of tying the city to "one of its most valuable and scenic public spaces."

The $3.5-million extension project will be done by Highland Building Group, which is affiliated with Evergreen.
