Flexibility is the word for a downtown Chattanooga office building that's for sale near the waterfront.

Government, medical, office, and research and development uses all would fit the 429 Broad St. building as well as live-in space and retail stores on the ground floor, according to commercial real estate broker Sandy S. Allison of Fidelity Trust Co.

The Moon Pie General Store and Old Time Soda Fountain is a first-floor tenant while the remainder of the 4-story building is used for offices at present.

The structure, which has an asking price of $4.6 million, is currently 100 percent occupied, the broker said. It was originally built around 1900 and has a brick exterior with original hardwoods inside. It was sold in 1995 for $250,000, according to county records, and was renovated and updated in 1998, according to the broker.

The property also includes an adjoining 25-space parking lot repaved in 2016. The building has 50 feet of frontage on Broad while the parking lot has 60 feet of frontage on Chestnut Street.

The site is located amid amenities such as a movie theater, fitness clubs, hotels, restaurants, banks and a freeway exit and entrance.
