A 109-year-old building in downtown Chattanooga offers a blank slate for a buyer, according to the seller.

The 3-story, brick structure at 109 E. Seventh St. is for sale for $985,000 and is located near Cherry Street, where significant new investment has taken place.

The building is just a few doors down from the recently renovated Mayfield Annex and is adjacent to the Hamilton County parking garage on Cherry Street, according to commercial real estate broker Kelly Fitzgerald of Second Story Real Estate Management.

Among the property's features are tin ceilings, large-scale window boxes and hardwood floors, the broker says. Also, it offers lofty ceiling heights and is capable of an open floor plan with direct acesss to Cherry Street and private access via a back alley.

The facade was skinned in the 1960s with current metal panels. But, the broker says, the skin can be removed without damaging the original facade. Original window openings are much larger than those currently.

The building's owner has two permanent parking spots. Tenant parking is offered in the nearby garage or on the street.
