Proximity to Volkswagen's Chattanooga assembly plant is seen as a selling point for a Preservation Drive warehouse and office site.
Sitting on a 2.5-acre tract, the facilities include 28,339 square feet of warehouse space with an additional 13,592 square feet of finished offices, according to commercial real estate broker Joe Pleva of KW Commercial.
The property, located in the Bonny Oaks Industrial and Office Park just off Highway 153, is less than three miles from Enterprise South industrial park, which holds both the Volkswagen production plant and the Amazon distribution center.
The Bonny Oaks industrial park is county owned and boasts such major tenants as FedEx, Aramark Uniform Services, Frito-Lay, Mohawk Industries, Regis Corp., UPS and Transcard LLC.
The current owner has added a partition to the warehouse in order to lease a portion of the property while occupying the remaining space, according to Pleva.
The warehouse includes 7,200 square feet of office/showroom space, 26-foot clear height, and three 10-foot by 12-foot metal roll-up doors - one of which has a loading dock with 360 square feet of covered outside loading area.
The other two doors are ground level with drive-in bays, fluorescent and metal-halide lighting and 240 volts of three-phase power at 200 amps.
