Chocolate and whiskey usually have little in common with one another, except The Hot Chocolatier and Chattanooga Whiskey are tenants in a building for sale in downtown's Southside.

The 14,714-square-foot building at 1437 Market St. sits across from the Chattanooga Choo Choo.

Both tenants in the structure built in 1930 are doing "well" and recently renewed leases for additional 5-year terms, according to Trace Walker, a commercial real estate broker for Fletcher Bright Realty.

The one-story building, with a sale price of $2.1 million, was last renovated in 2013.

It sits amid the redeveloping Southside, which is seeing an array of new restaurants, apartments and other commercial space. The Choo Choo site is undergoing a vast renaissance. New apartments on and adjacent to the Choo Choo campus at Passenger Flats and Bluebird Row could hold between 700 and 800 people when fully leased. Meanwhile, nearby East Main Street is experiencing a refurbishing of its own as a variety of new commercial and residential space is added.
