A commercial building raised just 13 years ago in downtown Chattanooga's redeveloping Southside holds one of the area's most recognizable eateries and has a $3.7 million asking price.

Located at 1300 Broad St., the three-story brick structure has three tenants in its 17,011-square-feet of space. One of those is the Southern Star restaurant, located on the ground floor at the corner of Broad and 13th streets.

The building is completely occupied, according to Jay Robinson, a real estate broker with KW Commercial.

The structure sits amid a fast-changing part of downtown, near The Chattanoogan hotel and close to several new or proposed apartment complexes, townhome developments and condominium projects.

At Broad and West 17th streets, a $30 million apartment complex with 158 units is nearing completion.

Last October, Chestnut Flats with 199 apartment units opened nearby on Chestnut Street just south of Riverfront Parkway.

A 56-unit townhouse complex is planned for 101 E. 20th St. The three-level complex is to take up an entire block and hold one- and two-bedroom units.

The Fletcher Bright Co. plans to put up a three-story, 17-unit condominium complex on a vacant lot at Long and West 16th streets.

Chattanooga developer Ethan Collier is building higher-end townhomes at 1400 Williams St. Those five townhomes are to have a starting price of about $850,000 each, he said earlier. Collier also has plans for 20 townhomes near the East Main and Central Avenue intersection.
