One of the biggest single buildings in the center of Chattanooga's Southside on East Main Street is for sale.

Called The Harrington, the structure was raised in 1900 and has a 19,500-square-foot gross building area. The building is three stories high and has a $2.48 million sale price, according to Blair Mard and Benjamin Pitts of Herman Walldorf Commercial.

The first floor has been sold and is home to Alleia Restaurant. The offering is for the second and third floors and developer control of the project, according to the brokers.

There's a tenant on the second floor, which features classic exposed-brick walls, refinished hardwood floors, and large windows providing lots of natural light, the brokers said.

The unfinished third floor is ready for redevelopment with a conceptual floor plan that would provide two large residential units, each with 3 bedrooms, or 2 bedrooms and an office or studio, two bathrooms, a large kitchen, a dining area, a living area, and a balcony.

The seller has restored the shell of the building and added an elevator and stairwell. The building also has a garage for the third floor occupant, the brokers said.
