Chattanooga's sizzling North Shore is serving up a nearly 1-acre tract for a redevelopment opportunity.

Ziggy's Bar & Grill and surrounding property at 607 Cherokee Boulevard is on the market with a sale price of $2.2 million, according to Trace Walker of Fletcher Bright Realty.

The property is currently zoned E-CX-3, allowing for mixed-use residential development with minimal setbacks, the commercial broker said.

The commercial mixed-use zone is intended to accommodate a variety of residential, retail, service, and commercial building forms and uses in a pedestrian-friendly environment, according to the broker. Although buildings are allowed to be exclusively residential or nonresidential in use, the mix of uses is encouraged and 3-story development is permitted.
