A retail building in one of the most sought-after parts of Chattanooga near the central business district is for sale.

An 11,827-square-foot structure at 547 Cherokee Blvd. in the city's North Shore is on the market, according to Lenny Masick of Chattanooga Rubber and Gasket Co.

The building, which has a sale price of $2.2 million, was raised in 1958. Zoned C-2 Commercial, the one-story structure has 176 feet on Cherokee Boulevard.

The building sits on 0.52 an acre, and it offers one exterior loading dock. It also features on-site parking.

The Cherokee Boulevard area is seeing a flurry of redevelopment. Currently, a Chattanooga developer is moving ahead with a $17 million North Shore project that will hold apartments and office space.

A new 15,794-square-foot, two-story building will go up at 306 Cherokee Blvd., according to Fidelity Trust Co. The new building will join a revamp of the former long-time Chattanooga Printing and Engraving Building, which sits nearby at 110 Somerville Ave.

Also, new townhouses and condominiums are going up on Cherokee Boulevard near Stringer's Ridge.
