As downtown continues to develop and attract national interest, the appeal of living in the heart of the city -- with parks, restaurants and entertainment venues all within walking distance -- continues to grow.

Condominiums continue to be a popular choice, especially for those who want to shed the hassle of a large property and yard work.

The retired seek smaller spaces after children leave the nest, and the environmentally conscious want options that allow them to walk or bike to their destinations. And downtown developers are benefiting.

Some choices for downtown living, like The Pinnacle Condominiums, are older but remain popular for their locations. The Pinnacle offers one- to three-bedroom condos on Stringer's Ridge Road on the North Shore.

Locations such as Terrace at Frazier and One North Shore along the Tennessee River offer spectacular views and amenities that traditional neighborhoods don't. Residents have an exercise facility, a pool and a seventh-floor clubhouse overlooking the city, said George Bright, owner of Fletcher Bright Co., which owns One North Shore.

The 203-unit development is the largest condo development in the city, he said. The eight floor plans range in price from $169,000 to $395,000. Terrace at Frazier offers higher-end condos, and some three-bedroom penthouse suites cost more than $1 million.

Cameron Harbor, a $100 million development that will be the biggest addition to downtown waterfront housing in 30 years, will offer 30 condominiums, and developer Eugene "Buck" Schimpf said there is great demand for more condos right now. The first phase of the development will be finished this summer. "The timing is right," Schimpf said.
