A proposal to create one of the largest-ever apartment projects in Chattanooga — a 10-story tower with 621 units near the Tennessee River downtown — received a green light from planners Monday on its way to final approval.

The developer of the potential $100 million project that’s also to hold a 907-space parking garage and rooftop eatery won a rezoning recommendation for the parcel at Riverfront Parkway and M.L. King Boulevard. The site formerly held Chattanooga Mayor Tim Kelly’s Subaru auto dealership.

With no discussion, the Chattanooga-Hamilton County Regional Planning Commission approved the zoning change with a couple of conditions offered by its staff. Those were to limit the height to 10 stories and prohibit some uses of the land such as for warehouse storage and distribution.

The proposed rezoning by Sports Car Garage LLC, listing Chattanooga developer Barry Payne as the contact, is next slated to go before the City Council for final approval.

Payne, who is a member of the planning commission, wasn’t present at the Monday meeting.
