A developer is seeking to rezone more than 200 acres in East Chattanooga and potentially build several hundred new residences, including affordable housing units, in one of the biggest such initiatives in that area of the city in decades.

But the effort will need to overcome recommendations to deny rezoning for three of the developer’s new housing proposals from the Chattanooga-Hamilton County Regional Planning Agency staff.

The proposals from Chattanooga-based MiKen Development call for a mix of units including apartments, single-family detached homes, condominiums and townhouses. Also included is some retail space, plans show.

The total development would encompass 240 acres across seven East Chattanooga sites, with build-out taking up to 10 years, according to the company. MiKen put the investment at up to $800 million.

“Delivering quality, cutting-edge developments with affordable housing transcends mere business for us. It is our fundamental mission,” Michael Kenner, founder and chief executive officer of MiKen Development, said in a statement.
