A pair adjacent properties holding high-profile retailers in a growing part of Hamilton County is on the market.
Academy Sports + Outdoors (5993 Highway 153) and Kohl’s (5953 Highway 153), both in Hixson, have a combined 131,000 square feet, according to commercial real estate broker Matt Berres of Newmark.
The purchase price is $10.5 million for the properties, which make up 9.3 acres. The stores were built in 2010, according to the brokerage firm.
The properties sit between two major residential sites which are in the pipeline.
Chattanooga developer Collier Construction has received the OK to rezone land nearby at Highway 153 and Hillocks Farm Road to build 325 single-family homes and 105 townhouses.
Meanwhile, several hundred apartments are under construction on Highway 153 just south of the properties. The first units for Hawthorne at Hixson are slated to open this year, according to a sign at the site.
