Located in a prominent site on Chattanooga’s riverfront, the first-floor retail units at 101 Market St. are for sale by owner for an asking price of $1.1 million.

A restaurant would be the highest and best use of the property, which has been extensively updated and features a bar, a full kitchen and a nice dining area, real estate agent Grace Frank says.

The 2,900-foot space is currently leased by The Playlist, an Italian restaurant known for its singing servers, through May 2027 at $7,500 per month plus utilities.

The property’s visibility and accessibility are among its strong points, as is its flexible zoning that allows for retail, office or restaurant use. An eight-story, 196-room Drury Hotel is slated to open nearby at Third and Market streets, further increasing consumer traffic in a commercial corridor that’s already popular with tourists visiting the Tennessee Aquarium.

“It’s hard to find this type of square footage right at the bridge,” Frank says. “I think it’s a great location for a nice, high-end restaurant that wants to bring their services to Chattanooga. They may be in other markets like Nashville or Atlanta right now, or somebody that’s looking for another location for an existing restaurant and they want to be at the heart of downtown.”
