Hamilton County real estate transactions increased by about 3% in 2025, with most of the increase occurring in the last part of the year, according to records from the county Register of Deeds.

Commercial real estate sales remained strong, while Chattanooga area home sales slowed and buyers took advantage of lower interest rates and refinanced their homes.

“The number of recorded deeds in our office increased towards the last quarter, last half, to coincide with the dropping of interest rates,” Hamilton County Register of Deeds Marc Gravitt said in a phone interview.

The number of warranty deeds recorded by the County Register’s Office, a good indicator of overall home sales, increased by 6% in December 2025 over the number recorded in December 2024, Gravitt said.

The number of mortgages recorded during the same period increased by more than 19%, he said.
