Nashville-based developers are requesting the rezoning of 19 Patten Parkway, now home to a group of historic structures that most recently held the Honest Pint, for a 12-story, mixed-use development.
Taylor Preston and Byran Fort of real estate and investment firm Evelyn Capital purchased the nearly 35,000-square-foot property for $4.7 million from previous owners Pamela Rymer O’Dwyer et al. in 2023, according to records from the Hamilton County Assessor of Property and Register of Deeds.
“We look forward to bringing a thoughtful approach to the redevelopment and revitalization of such a key, historic piece of the downtown Chattanooga story,” Preston, the company’s principal, said in a statement at the time of the purchase.
The property comprises most of the northern block of the parkway and contains one-, two- and three-story structures dating from 1899.
The site is in an urban commercial mixed-use zone, and applicants Kirby Yost and Hannah-Claire Boggess of Chambliss, Bahner and Stophel are requesting a change to a downtown core commercial mixed-use district to allow for a 12-story development with residential and commercial uses, the application said.
