The gatekeepers to downtown Chattanooga’s special building code gave unanimous approval to the owner of Parkway Towers to build a replacement tower with more stories than the code typically allows.

The downtown zoning panel voted Thursday to allow KH Property Group, the Atlanta-based developer of Parkway Towers, to build a seven-story successor with commercial and residential space.

The group sought an exemption to an ordinance that limits new development in the area to six stories, though it plans to stick with the maximum allowed height of 85 feet.

Architects and developers on the panel approved the request on the condition that the ground floor is tall enough to satisfy the code. Nonresidential ground floors in the area must be at least 13 feet tall, according to the code adopted by the city in 2016 to promote walkability and an urban look for downtown.
