Name: The Canyons at Falling Water

Location: The rural neighborhood is off Old Dayton Pike in Hixson. This Pitts Road subdivision is about 15 minutes from downtown and about four minutes from Northgate Mall and other shopping in North Chattanooga.

Status: Thirty homes have been built so far out of a total of 289 lots. Two hundred lots have been developed, and builders are constructing homes on four of them.

Price: Homes are priced from $350,000 to $525,000 and measure from 2,600 to 3,500 square feet. Most houses have three to four bedrooms and two to three bathrooms. Some creekfront lots are still available.

Features: Most homes have 9-foot ceilings throughout, and roughly 25 percent of homes have a basement. All feature hardwood floors and tile in bathrooms and laundry room, and counter surfaces are granite. Exteriors are majority brick and stone, with Hardie board sides or rear. Builders have installed Craftsman accents on garage doors, with wood windows and classic- style shutters, topped by dimensional shingles.

Amenities: Matching wrought-iron mailboxes line the streets in the subdivision. A pool and clubhouse are planned once the neighborhood reaches critical mass to support it, developers say. Nearly every lot has a line of sight to the 1,100-foot-tall Falling Water Gorge that towers above the neighborhood. All homes have front and back porches.
