Riverfront home offers rare opportunity

Actual riverfront property on the Tennessee River Gorge < let alone a 2.2-acre tract < doesn't often become available, according to Susan Swicegood of Keller Williams Realty, listing agent for the home for sale at 2464 Cash Canyon Road and its more than 2-acre plot.

This home’s location makes it a convenient retreat. Much of Cash Canyon Road is unpaved and windy, perhaps like the early days of local mountain roads.

Despite its remote feel, the home is located within Chattanooga city limits and is only 20 minutes to downtown.

“The location of the property on the river is awesome,” Swicegood said, pointing out that most waterfront property in the area is on Chickamauga Lake, not the river proper. “It’s worth the bumpy road to get there.” The house features a very open floor plan. The great room, dining room and kitchen are all almost one room, made for casual living, with exposed wood beams, hardwood floors and two-story windows overlooking the river.

“It’s a huge gathering space for families and friends,” Swicegood said.

“Parties there are awesome.”

A three-car garage plus a separate parking pad really is just asking for parties.

The living spaces open to wraparound porches, and beyond is a grassy path to the property’s covered dock and boat slip, where a boat or Sea-Doo may be waiting. Swicegood told of one resident riding her watercraft across the river to Baylor School while she was a student there.

“You can easily live in this house year-round,” Swicegood added, listing everyday luxuries like all the home’s three bedrooms, a huge master bath and a second full bath being located on the main level. A loft upstairs could be a library, study or another bedroom: “whatever you want to use it for,” she said.

Downstairs, “it’s just a big play and gathering area,” perfect for pool tables, sofas and televisions to take advantage of the existing bar there.
