* Project: Industrial spec building with office and warehouse space.

* Location: 4334 North Creek Road.

* Size: 10,000 square feet.

* Distinction: The building will use the last remaining parcel of undeveloped property in Stone Fort Industrial Park, originally developed by the late Tommy Lupton in the 1960s. Other companies in the park include Chattanooga Coca Cola Bottling Co., Metal Tek International, Baker Distributing Co., River Bend Materials Inc., American Bicycle Group, Ferguson, Zeco, MRO, Laurel Mountain Spring Water, Litespeed, Eightco and Partners Supply Co.

* Owner: Kelkid LLC, developer for five other buildings in the area. “We feel fortunate that Mr. Lupton not only sold our first building to us, but also acted as our mentor over the years,” said Wes Kelley, one of the principal owners of Kelkid.

* General contractor: Sexton Construction.

* Targeted tenants: Developers are still looking for a tenant, but Kelkid Partner Allan Kelly said the building will appeal to a variety of users. “This is flexible space in a centralized location – good for service industries, distribution, light manufacturing or warehousing operations,” he said. Benjamin Pitts with Herman Walldorf Commercial Real Estate, the leasing agent, said the site has a traffic light to enter Amnicola Highway nearby and is easily accessible to Highway 153, Interstate 75 and downtown. “That’s why the park has been so attractive to small businesses rolling service or delivery trucks in the region,” Pitts said.

* Schedule: The building is expected to be completed in January.
