Eight acres of land in the Bonny Oaks Office and Industrial Park along with a two-story structure give prime status to a site that’s for sale, according to a Chattanooga real estate company.
The building at 6125 Preservation Drive was developed in 1991 as the Chattanooga Gas headquarters. The current owners bought the property in 2001 to lease to a related party as a corporate facility, according to Benjamin Pitts and Jason A. Lehn of Herman Walldorf Commercial.
Currently, Mueller leases the second floor of the office building and a warehouse. First floor tenants include the Hamilton County Trustee, Air Pollution Control Board and TE Connectivity Networks.
Because the property was the headquarters of a utility company, it was equipped with redundant electric power generators, propane and diesel, to ensure maximum operating ability even in the face of a disaster, according to the real estate brokers.
The site offers the opportunity to carve off from 2.5 acres to 3.5 acres without compromising the land needed by the warehouse or offices, the brokers said. The expansion of the nearby Volkswagen auto assembly plant makes the site a potential location for a tier 2 supplier to the automaker, they said.
The industrial park is primarily a distribution and light industry campus-like setting.
