A Cartersville, Georgia investor has purchased the three-story office building that houses Miller Motte Technical college and the corporate office of Benchmark Rehab Partners at Lee Highway and Highway 153.

The 61,285-square-foot building, which developer Rex Allen and his HAL Developers LLC erected in 2015, was sold this week to HRT Bartow Investors LLC in Cartersville, Georgia. The building at 6397 Lee Highway is nearly fully leased by Miller Motte and Benchmark, which moved into the facility shortly after it was erected in what was the former Sam’s Wholesale Club property on Lee Highway, which now includes six buildings.

No changes are planned in the use of the facility.

The office that was sold includes 211 parking spaces on the 3-acre site.

The property was originally listed at just under $13 million, but HRT purchased the site for $11 million, according to the deed of trust filed with the Hamilton County Register’s Office.

“There are long-term tenants in a very attractive and well-located building which made it attractive to investors,” said Russ Elliott of Point Commercial Real Estate, who represented the sellers of the property.
