New owners of East Ridge medical office add new tenants, plan building upgrade

Local physicians have joined with Chattanooga company Noon Development to buy and renovate one of the biggest medical offices in East Ridge from the owners of the adjacent Parkridge East hospital.

"This building has great bones and parking but needs an interior facelift to refresh the space and make it appealing to physicians in need of office space that is both comfortable and functional," Bob Elliott, president of Noon Development, said in an announcement of the renovation plans for the 3-story office at 929 Spring Creek Road. "By partnering with physicians, we help them invest back into their community as both owners and tenants. It's a win for everyone involved."

The medical office was built in 1985 and was sold on June 30 to the purchasing group organized as 929 OCE Noon LLC for $2.42 million, according to Hamilton County property records. The new owners expect to complete the building upgrades next year.

Spring Creek Pediatrics will remain a tenant and plans to modernize the office interior and add 2,000 square feet of office space to the two-level facility.

"The improvements couldn't come at a better time for Spring Creek Pediatrics," Dr. Stephanie Stegall, owner of the practice, said in a statement. "The practice is growing, so this is the perfect time for interior updates and an expansion."

The building will also add new tenants, including Chattanooga Medical Research, a group specializing in facilitating pharmaceutical and clinical trials, as well as multiple physicians with Galen Medical Group.

"We are thrilled to relocate our clinical research trial site to this great location, as this area will provide the foundation for our new growth initiatives going forward," Yvonne Chester, co-founder and site director at Chattanooga Medical Research, said in a statement. "Building amenities, customization for tenants, convenient parking and proximity to hospitals are just a few of the reasons this is the right location for us."

Multiple physicians under Galen Ridgeside OB-GYN, including Dr. Scott Harnsberger, Dr. Jordan Staton and Dr. David Barker, will share the first floor of the medical office, offering specialties including internal medicine and OB-GYN.

"We selected this location due to its proximity to Parkridge East Hospital, which is located right next door, making it incredibly convenient for our physicians and patients," said Charlie Lathram, CEO of Galen Medical Group.

Noon Development said just 2,300 square feet remain available for lease on the second floor of the building. This space will be renovated and can be customized for a medical specialty or for general medical office space.

In a statement, East Ridge Mayor Brian Williams welcomed the new investment in the medical office and the addition of new providers.

"This expansion will provide extra medical service providers that offer additional health care options for the citizens of East Ridge," Williams said.

Noon Development, which recently relocated its corporate headquarters into the former Tennesee Valley Federal Credit Union building it bought last year, specializes in developing medical offices and clinics, including Riverfront Medical Center at The Bend; The Atrium, 901 Riverfront Parkway; The Lyerly Medical Pavilion; and Bradley Heritage Medical Park.
