A tract on downtown Chattanooga’s Southside that’s within minutes from the planned new Lookouts minor league baseball stadium is on the market.

A one-story, 10,050-square-foot building sits at 1600 Broad St., but zoning on the parcel allows for a mixed-use development up to four stories in height, according to Benjamin Pitts of Herman Walldorf Commercial.

The asking price is $3.8 million for the property.

Within a half-mile are 40 places to to eat, 18 locations to get a drink, and nine coffee shops or bakeries, according to the broker.

The site also sits near Broad and Main streets and is close to Interstate 24 and U.S. Highway 27.

In addition, construction has begun on the new Chattanooga Lookouts multi-use stadium not far away in the South Broad District. The $115 million ballpark is slated for play in April 2026 for baseball and the start of the club’s season.

More than $1 billion in development is envisioned by city officials in a 470-acre footprint around the new facility that will replace AT&T Field near downtown’s riverfront.
