This commercial riverfront property on Hamm Road in Chattanooga could hold residences, agent says

Riverfront commercial property located near Chattanooga's downtown is undergoing marketing as potentially holding future residences.

The site at 210 Hamm Road is located on the Tennessee River just off of Manufacturers Road and not far from the Moccasin Bend National Archaeological District.

The property, which includes a commercial building, has an asking price of $3.9 million.

There are two lots in play, according to commercial real estate broker Jonathan Campbell of Keller Williams Realty.

A vacant lot sits on 1.13 acres and a multi-tenant building is on 1.03 acres. The building's flex space has two leases in place providing a steady income currently, Campbell says.

But there's lots of possible development moving west of the Coolidge Park area. While the Hamm Road property is zoned manufacturing, there is potential this area will have a new townhouse development and Riverwalk expansion, according to Campbell.

The archaeological district is a unit of the National Park Service and the only one of its kind in the nation.
