Developer Ben Peppers is proposing a 106-home subdivision on 182 acres off Shackleford Ridge Road in the town of Signal Mountain.
Colin Johnson, a civil engineer with Ragan Smith, on Nov. 6 told the town’s Planning Commission that the property’s estate residential zoning designation would allow a conventional subdivision with a minimum lot size of 1 acre, or a conservation subdivision in which smaller lots are allowed if a portion of the property is preserved as undeveloped land.
The proposal involves a conservation subdivision on 182 acres, preserving 63 acres and developing 106 single-family lots with an average lot size of 0.6 acres.
“Our intent is to thoughtfully design a single family residential community while preserving the site’s natural features, including wooded areas, streams, wetlands and their associated buffers,” Brad Brackett, a land planner for Ragan Smith, told planning commissioners. “By concentrating development in the portions of the property where there are suitable soils and manageable slopes, we’re able to create contiguous open space conservation that will protect these sensitive areas.”
