Chattanooga commercial real estate agency NAI Charter has listed the Hamilton County-owned property at 100 Cherokee Blvd. that now serves as the Hamilton County Business Development Center and is accepting proposals from potential buyers until Nov. 23
The required minimum offer is $6.5 million, according to the listing, which describes the property as “a historical building that is ideally suited for office, mixed-use, residential or potentially a full redevelopment project.”
Located on a prime corner lot on Chattanooga’s North Shore, the multistory building is about 127,000 square feet and includes office and warehouse space with loading docks on the first floor.
In the past century, the building has been home to industrial behemoths such as 3M and General Electric, Jeff Jennings, vice president of NAI Charter and the broker handling the deal, said in an email.
“The building’s original use was as a heavy-duty distribution warehouse, and its importance was bolstered by its location due to its proximity to the river and rail,” he said. “While the North Shore has transformed into a vibrant residential district and commercial destination, the location of 100 Cherokee Blvd. is still one of the most prime sites in all of Hamilton County.”
