The first rezoning case within the boundary of Plan Hamilton, a five-year comprehensive plan intended to guide development in unincorporated Hamilton County, was approved by the Chattanooga-Hamilton County Regional Planning Commission at its November meeting.
Although the Hamilton County Commission has yet to adopt Plan Hamilton, which the planning board adopted in September, planning agency staff now are using the plan to guide development in the unincorporated area of the county, Bryan Shults, the Regional Planning Agency’s development services director, said at the meeting.
Barrier Properties requested the rezoning of 6 acres on the 6200 block of Ooltewah-Georgetown Road, owned by The Honors Course, from industrial and manufactured home districts to single-family residential to include the property in the Cambridge Square residential development.
The developer is proposing seven homes on that piece of property, but the overall development will include 245 units with a density of about two units per acre, Shults said.
Now vacant, the property was previously a horse show facility.
