An industrial facility on Chattanooga's emerging Southside with a long history of manufacturing is awaiting a new user.

Located at 1601 S. Holtzclaw Ave., the former National Poster and WestRock facility is a 154,000-square-foot site with a sale price of $3.49 million.

The property could be used as flex space, food processing, manufacturing, light industrial or self storage, according to commercial real estate broker Russ Elliott of Pointe Commercial Real Estate.

Also, there's a potential for redevelopment to alternate uses. The site near the intersection of East Main and South Holtzclaw is adjacent to the sculpture fields at Montague Park.

The facility consists of five buildings and is two stories in height. It has six docks and three drive-in bays. In addition, there are about 100 parking spaces on site.

The location has access to Interstate 24 and is zone M-1.
