After Signal Mountain town officials expressed concern regarding the rate of development on the mountain, the town is looking into the possibility of putting a cap on the amount of land that could be developed at one time.

“Our community is certainly not anti-development,” Mayor Dick Gee said during the Town Council’s most recent work session, which is where the topic was broached, “but we are concerned about the amount of development.”

There is currently land available within the town that could potentially house around 600-700 single-family residences, officials said at the meeting.

Council members said they are worried that the town’s resources could be strained if developers opted to begin work on much of that land at one time. The mayor also said that getting services to help accommodate and handle that strain on resources should be a priority. The rest of the council agreed.

“What’s been discussed is a cap on the number of building permits within a certain duration, like a month or a quarter,” Planning Commission Chairman Wayne Williams reported in a followup interview. “Once you hit that number in that duration, no more permits would be handed out.”
