A pair of Georgia real estate developers have teamed up to build a 250-unit apartment complex on Hixson Pike across from Valleybrook Road.

The new development, known as Lullwater at Hixson, will feature one-, two- and three-bedroom units, some with direct access to garages, along with a community clubhouse, swimming pool, community pavilion, playground, car care center and a pet park. Work recently began on the new development – one of the largest apartment complexes in Hixson – and is scheduled to be open and ready for occupancy by late this fall.

The project at 6038 Hixson Pike near the Hixson Publix supermarket is a joint venture between the Macon, Georgia-based Fickling & Co., which has developed more than 100 apartment projects across the Southeast that collectively have more than 10,000 units, and the Atlanta-based Novare Group, who also developed over 10,000 residential units, including adaptive re-use, historic conversions and high-rise development.

“We are thrilled to be underway with Lullwater at Hixson,” developer Roy Fickling said in a statement Wednesday. “Chattanooga is a beautiful, walkable city, and the Hixson submarket has been underserved by new Class A apartment developments. We believe Lullwater at Hixson is going to be very successful and an asset for the city.”

The project will be the biggest apartment complex in the Big Ridge and Middle Valley area, although developer Duane Horton’s Scenic Land Co., has developed a bigger 280-unit apartment Hillocks Farm complex in Hixson along Highway 153 near Highway 27.
