One of the largest self-storage facilities in Hamilton County was sold last month for $9 million to a Charlotte, North Carolina-based storage company.

Go For It storage acquired the 101,213-square-foot storage facility at Dallas Hollow Road and Hixson Pike in Lakesite, Tennessee, and has taken over the facility, which previously operated as a Total Storage operation, The 4.9-acre site includes 13 concrete and metal buildings, according to the Hamilton County Assessor of Property records..

At the end of 2020, Southeast Storage, a regional self-serve storage business that operates or owns part of nearly a dozen storage complexes, announced it was expanding into Tennessee with the purchase of the Lakesite storage complex. Only a year later, the facility was sold again.

Storage facilities have attracted investor interest as property values have risen and demand for storage space has increased in Chattanooga.

Last year, a real estate investment firm Southeast One Inc. acquired the Public Storage site near Hamilton Place mall for $10.25 million, nearly two years after the former Golfsmith store was converted into a self-storage facility.

The $9 million purchase of the former Total Storage facility was among a total of $381.8 million of property sales in Hamilton County during January, according to a report released Thursday by Hamilton County Registrar Marcus Gravitt.

The other biggest property sales in the county were at apartment complexes on Mountain Creek Road and East Ridge and commercial properties in the Enterprise South Industrial Park and near downtown.
