7-Eleven opens two new outlets in Chattanooga, puts buildings up for sale for $13.7 million

In its second new store opening in as many months in Chattanooga, 7-Eleven this past week opened another dual gas and convenience store and fast food restaurant outlet in Hixson.

The new 5,464-square-foot retail store, which includes a Raise the Roost Chicken and Laredo Taco, opened Thursday at 5226 Highway 153. In July, 7-Eleven opened a similar 4,650-square-foot convenience store at 4376 Amnicola Highway that also includes inside seating in a cafe featuring both Raise the Roost Chicken and Laredo Taco units in the store.

The two new 7-Eleven outlets are in addition to other 7-Eleven stores in the market in Lupton City, in East Ridge and in Ooltewah.

The new 1.5-acre Hixson store is between Starbucks and Smoothie King and is near the 73-bed CHI Memorial North in Hixson. The 2-acre site on Amnicola Highway and South Creek Road is across from the main entrance to Chattanooga State Community College.

Based in Irving, Texas, 7-Eleven is the nation's largest convenience store chain and operates, franchises or licenses more than 83,000 stations in 18 countries.

The 7-Eleven chain is seeking to sell the new Hixson store building for $7.55 million, or $1,382 per square foot, and is offering the Amnicola Highway store site for sale at nearly $6.2 million, or $1,329 per square foot. Both of the new locations include a 15-year lease with 7-Eleven and includes rate escalation clauses on each site, according to property listings for the new stores.

The store are being offered by the Dallas-based Net Lease Properties, which specializes in selling commercial properties with net lease arrangments like what 7-Eleven has in place for its new local stores.
