On around 200 wooded acres in Sale Creek, a developer could technically build up to 400 homes.

More realistically, developer River Stone Construction could have fit 150 to 180 houses, co-owner Dustin Wong said at the property on McCallie Ferry Road, or 200 if the company was really squeezing.

But instead, developers are planning to build 40 homes there, all on 5-acre lots.

“It’s a good opportunity to offer people something different,” Jason Farmer, co-owner of River Stone, said in an interview.
