‘First class retail development’ in works for East Ridge’s Budgetel property

The developers of Jordan Crossing in East Ridge are contemplating a project at the Budgetel Inn & Suites, which was temporarily shut down in 2022 after officials declared it a public nuisance.

John Healy, one of the founders of Wolftever Development, and his partners previously developed Jordan Crossing, a more than $100 million project adjacent to Interstate 75, with aid from a border region tax incentive district created by a state law more than a decade ago.

This arrangement enables the state’s portion of sales tax collections to reimburse costs associated with development in specified areas. The incentives were designed to help lure businesses to Tennessee in border cities like East Ridge where retailers may otherwise choose to set up shop in Georgia to take advantage of lower sales taxes.

Bass Pro Shops opened a store at Jordan Crossing in 2016, which was seen as a potential boon for the city. Adjoining businesses, including a Top Golf, Chick-fil-A and other restaurants and entertainment outlets, now straddle a boulevard that leads to Camp Jordan Park.
