Major commercial site with high visibility near downtown Chattanooga is on the market for $7.25 million

A commercial space not far from the University of Tennessee at Chattanooga, Warner Park and downtown is for sale.

Redevelopment started in 2018 at the site that, for many years, had held the once popular retailer Service Merchandise at 1304-1308 McCallie Ave.

The building was completely gutted and redeveloped between 2018 and 2022, according to Matt McGauley of SVN Second Story Real Estate Management.

The property, with a sale price of $7.25 million, has about 21,378 square feet of space and sits on 1.23 acres. McGauley said the tract also has lots of parking.

McGauley said earlier that rising downtown property values were pushing developers outside of the city's core as they look for the next growth areas.

"We've looked around to where growth is heading and want to get ahead of that growth," he said.

McGauley said the McCallie-Holtzclaw Avenue intersection sees about 35,000 vehicles daily, while Warner Park has some 600,000 visitors annually.
