A commercial building that sits in the heart of trendy Frazier Avenue is seeking a new owner.

The 3,125-square-foot building at 36 Frazier Ave. for many years held River City Apparel. The building that was constructed in 1945 is on the market for $1.25 million, according to real estate broker Kate Eischeid of Herman Walldorf Commercial.

The property is conveniently located near some of the North Shore’s top attractions, including the Walnut Street Bridge, the Tennessee Riverwalk and Coolidge Park, with its carousel and splash pad. Shops and restaurants are found throughout the area, and local favorites like Stringer’s Ridge and the Chattanooga Theater Center are only a short distance away.

The site has some street parking in front on Frazier Avenue, while the building’s rear faces River Street and more parking.

The North Shore is seeing an array of new apartment projects. One of the largest belongs to Middle Street Partners, which has started work on a 271-unit complex on a vacant tract on Manufacturers Road across from the 2 North Shore retail center.

Also, another landowner nearby has announced plans for up to 300 apartments with views of Ross’s Landing.
