Collegedale city commissioners approved the rezoning of property at 10419 Lee Highway, where developer Dash LLC proposed a planned unit development of 102 homes known as Bell Farms.
The 32-acre property is composed of 25 acres without a zoning designation and 7 acres zoned for shopping center commercial use, and the developer requested the entire parcel be zoned for high-density, single-family residential use.
The applicant received a recommendation for zoning approval from the Collegedale Planning Commission in April but withdrew the application, Collegedale Engineer Jason Allin told commissioners.
“The applicant’s representatives met with local residents to discuss community concerns and gather feedback regarding the proposed development,” Allin said, adding that effort occurred between the April and May Planning Commission meetings. “Following that discussion, it was agreed on that a 50-foot buffer along the northern boundary would be the most appropriate solution to address issues related to privacy and visual impact.”
The developer acquired a 4,100 square-foot parcel at 6323 White Oak Valley Circle to create that buffer, Allin said.
