The Chattanooga-Hamilton County Regional Planning Commission unanimously denied a developer’s request to clear the way for an indoor sports training facility by rezoning 16 acres on a rural portion of East Brainerd Road from an agricultural area to a commercial district.

Planning staff recommended denial of the rezoning request because it does not align with Plan Hamilton, the comprehensive plan intended to guide development in unincorporated Hamilton County for the next five years.

“It doesn’t permit commercial zoning or commercial use,” said Bryan Shults, director of development services for the Chattanooga-Hamilton County Regional Planning Agency.

Plan Hamilton recommends a suburban residential development type for the area. Suburban residential use consists of detached single-family homes, with small commercial development concentrated in nodes at Ooltewah-Ringgold Road and at London Lane, according to a staff report.

None of the surrounding properties are zoned for commercial use, Shults said.
